When any document recorded or entered preventively in the Registry constitutes, conveys, modifies or extinguishes real property rights, no other document may be recorded with the same or an earlier date which may be contrary to or incompatible with it which conveys or encumbers said property.
If only the presentation entry has been made, no other title of the aforementioned kind may be recorded or annotated during the time said presentation entry is in effect; and in all cases, adherence shall be made to what is resolved on the registry status of the title that is presented first.
