Section 278.5693 - Requirements for adjustment of boundary line or transfer of land involving adjacent property1. For a boundary line to be adjusted or for land to be transferred pursuant to paragraph (c) of subsection 5 of NRS 278.461, a professional land surveyor must have performed a field survey, set monuments and filed a record of survey pursuant to NRS 625.340.2. A record of survey filed pursuant to subsection 1 must contain: (a) A certificate by the professional land surveyor who prepared the map stating that: (1) He or she has performed a field survey sufficient to locate and identify properly the proposed boundary line adjustment;(2) All corners and angle points of the adjusted boundary line have been defined by monuments or will be otherwise defined on a document of record as required by NRS 625.340; and(3) The map is not in conflict with the provisions of NRS 278.010 to 278.630, inclusive.(b) A certificate that is executed and acknowledged by each affected owner of the abutting parcels which states that: (1) The owner has examined the plat and approves and authorizes the recordation thereof;(2) The owner agrees to execute the required documents creating any easement which is shown;(3) The owner agrees to execute the required documents abandoning any existing easement pursuant to the provisions of NRS 278.010 to 278.630, inclusive;(4) All property taxes on the land for the fiscal year have been paid; and(5) Any lender with an impound account for the payment of taxes has been notified of the adjustment of the boundary line or the transfer of the land.(c) A certificate by the governing body or its designated representative approving the adjustment of the boundary line.Added to NRS by 1991, 1381; A 1993, 1197, 2582; 2007, 853Added to NRS by 1991, 1381; A 1993, 1197, 2582; 2007, 853
