Credits which enjoy preference with regard to certain real property or property rights exclude all others from their amounts to the extent of the value of the real estate or property rights to which the preference refers.
If two (2) or more credits affecting certain real property or property rights should concur, the following rules shall be observed with regard to their priority:
(1) Those mentioned in subsections (1) and (2) of § 5193 of this title shall be preferred, according to their order, to those included in the other subsections of the same section.
(2) Mortgages and agricultural credits entered or recorded, mentioned in subsection (4) of said § 5193 of this title, and those included in subsection (5) of the same, shall enjoy priority among themselves according to the priority of the respective entries or record in the registry of property.
(3) Agricultural credits not recorded or entered in the registry, referred to in subsection (6) of § 5193 of this title, shall enjoy preference among themselves in the inverse order of their priority.
