§ 1299a. Commercial units—Payment of basic expenses

(a) The person who acquires a commercial unit shall be responsible before the administrator or his/her agent for the payment of basic expenses, which shall be payable on a monthly basis, except as otherwise provided in the master deed. The administrator or his/her agent shall be entitled to budget and incur any basic expense without the consent of the owners of the commercial units.

(b) Each owner of a commercial unit shall be bound to pay the basic expenses attributable to his/her unit as provided in the master deed within the time frame and in the manner provided in the master deed. The administrator or his/her agent shall have the right to institute any and all necessary or convenient legal actions, including the attachment of the commercial unit of the defaulting owner in question, to ensure the satisfaction of the basic expense fee.
