Rule 12-307 - Release of Lien
(a) Motion. At any time after a complaint to establish a mechanics' lien is filed, the owner of the land or any other person interested in the land may move to have the land released from any lien that has been established by court order or that may thereafter be established.
(b)Bond; Order. Unless a bond has previously been set pursuant to Rule 12-304, the court, after an opportunity for a hearing, shall determine the amount of bond sufficient to protect the plaintiff. Upon the filing of the bond in the amount set by the court, the court shall enter an order releasing the land from the lien.
(c)Entry of Satisfaction.
(1)By Plaintiff. If the amount of a mechanics' lien is paid or otherwise satisfied, the plaintiff or plaintiff's successor in interest, upon payment of costs, shall file promptly an order of satisfaction of the lien in every court where the lien is a matter of record.
(2)Entry Upon Motion. If the plaintiff or plaintiff's successor in interest fails to file an order of satisfaction, the owner of the land or any other person interested therein may move for entry of an order of satisfaction pursuant to Rule 2-626.
