Section R432-270-25 - Maintenance Services
(1) The licensee shall ensure maintenance, including preventive maintenance, is conducted according to a written schedule to ensure that the facility equipment, buildings, fixtures, spaces, and grounds are safe, clean, operable, in good repair and in compliance with Rule R432-6.
(2) The licensee shall ensure the maintenance of the following:
(a) fire rated construction and assemblies are maintained in accordance with Rule R710-3, Fire Marshal;
(b) entrances, exits, steps, and outside walkways are maintained in a safe condition, free of ice, snow, and other hazards;
(c) electrical systems, including appliances, cords, equipment call lights, and switches are maintained to guarantee safe functioning; and
(d) air filters installed in heating, ventilation, and air conditioning systems must be inspected, cleaned, or replaced in accordance with manufacturer specifications.
(3) The licensee shall ensure that a pest control program is conducted in the facility buildings and on the grounds by a licensed pest control contractor or a qualified employee, certified by this state, to ensure the absence of vermin and rodents.
(4) The licensee shall document any maintenance work or pest control that is performed.
(5) The licensee shall ensure that hot water temperature controls automatically regulate temperatures of hot water delivered to plumbing fixtures used by residents. The licensee shall ensure hot water delivered to public and resident care areas is maintained at temperatures between 105 -120 degrees Fahrenheit.
