Rule 11-U204 - MATTER-OF-RIGHT USES - R-USE GROUP D204.1The following uses shall be permitted in the R-Use Group D zone:
(a) Any use permitted as a matter of right in Subtitle U § 201; and(b) An existing non-residential use with a valid certificate of occupancy shall be considered a conforming use and may expand by not more than ten percent (10%) of its gross floor area as a matter of right under the provisions of the R-16 zone; provided, that the following requirements are met: (1) No additional land area or subdivision of lots is involved in the expansion; and(2) The ten percent (10%) expansion limit shall be a total limit on expansion based on the gross floor area of the building as of July 29, 1994.D.C.
