The trust corpus, pursuant to its Exhibit A, includes the real property residence at 2191 Waterby St., Westlake Village, California; and "Trustor's 2/3 interest in a residential condominium in Thousand Oaks California". Co-settlor Martha Johnson died on November 2, 2013. Surviving co-settlor Michael Johnson died on December 22, 2014. Petitioner successor trustee seeks an order that both assets belong in the family trust, despite lack of formal perfection of title. The trust exhibit does not identify the referenced condominium. The petition refers to exhibit numbers, but none of the attached documents are separately segregated or identified. With respect to 2191 Waterby, petitioner provides only a 1983 grant deed to his parents. What was the state of title on Michael Johnson's death on December 22, 2014 ? Petitioner alleges a refinance but none of the refinance documents are submitted.
