MEMORANDUM OPINION
The appellant, Betty J. Spears, and the appellee, Wells Fargo Bank, N.A., agree that there is no longer a live controversy between the parties. Without reference to the merits, we dismiss the appeal as moot. See Fed. Deposit Ins. Corp. v. Nueces County, 886 S.W.2d 766, 767 (Tex. 1994).
