Judgment and the order entered February 1, 1945, so far as appealed from unanimously affirmed, with costs to the respondent Title Guarantee and Trust Company. Order entered February 23, 1945, unanimously affirmed, with $20 costs and disbursements to the respondent Irving Poretz. No opinion.
